Property and revenue disputes in Uttar Pradesh are among the most technical matters I handle. Mutation, consolidation, boundary disputes, title claims, and entries in khasra–khatauni are not decided by emotion or village reputation. They are decided by documents, maps, and the chain of ownership on record.
In my experience, many litigants rush into Court with incomplete papers—an old sale deed without mutation history, a disputed map without measurement, or an oral family arrangement with no supporting entry. Such haste creates lasting prejudice. Once an incorrect affidavit is filed or a wrong survey is relied upon, correcting the course becomes harder and costlier.
Before any court step is taken, I examine title documents, registered instruments, revenue entries, previous orders of the Tehsildar or Consolidation Officer, and the physical status of possession. Possession and title are related but not identical concepts; confusing them can sink a case. Equally, consolidation proceedings have their own scheme and forums—approaching the wrong authority wastes precious time.
Patience is not delay. Patience means building the case properly: certified copies, continuous chain of title, and a clear theory of the claim. Proof means being ready to show how you acquired the land, how your name entered or ought to enter the record, and how the opposite party’s claim is legally defective.
If you face a land or mutation dispute, bring your complete papers when you consult me—sale deeds, wills, partition deeds, revenue extracts, and earlier orders. Half the case is won by clarity of record. The other half is won by choosing the correct forum and pressing the correct relief at the correct time.
These reflections come from my day-to-day practice. If your matter needs personal attention, I welcome you to consult with complete facts and documents.
